October is finally here, and with it comes plenty of excitement—both personally and professionally! 🎃
First, Sabrina celebrated moving into her new home with a festive housewarming party and has been busy adding cozy fall touches throughout. Meanwhile, Kevin is heading off to Cabo—let’s keep him in our thoughts while he soaks up the sun by the pool! ☀️
Looking ahead, both Sabrina and Kevin are eagerly anticipating the cooler weather and the upcoming holiday season. Of course, amidst all the fun, we remain passionate about what we do best: helping clients buy and sell their homes with ease and care. 🏡

Here’s a look inside the $850 million plan for The Metropolitan
Developer Concord Wilshire Capital announced that it has completed demolition of the former Metrocenter Mall and Oakwood Homes has been named the exclusive residential builder for The Metropolitan, an $850-million, vibrant, mixed-use destination project. The 64-acre development is set to transform the former site of the Metrocenter Mall into a walkable urban village seamlessly integrating Light Rail with housing, entertainment, dining, and retail.

Flat prices, strong home sales define Phoenix August housing market
Greater Phoenix August home sales closed up 4.6% from July and up 2.8% for the first eight months of 2025 in year-over-year comparisons, according to the latest data from Phoenix REALTORS®.
Closed sales in the Valley were more than double the national rate. Nationally, sales were up 2% from August 2024 and 0.8% for year-to-date numbers comparing 2025 over 2024.
“August’s numbers reflect that the unique market in Phoenix is outpacing the nation. Summer sales are always soft in this area, so trends above the national average are a good sign in a challenging market,” said Christy Walker, board president of Phoenix REALTORS. “Nationally, home sales often peak in the summer, while it’s our real estate slow season. The fact that our sales increased over national data is encouraging.”
Homes are selling more slowly, with the inventory supply up 23.5% to 4.2 months compared to 3.4 months in August 2024 and 2.3 months in 2023. At the same time, new listings dropped 9.7% compared to the same month last year. The year-to-date comparisons show a 9.4% decrease from 2024. While the overall market declined, some cities posted listing increases.
Pending sales were flat in year-to-date numbers, down 0.7% but down 25.8% in August 2025 compared to last year. Not all submarkets posted sales declines, particularly with healthy increases for some West Valley cities.
Desert Life Market Demand
Phoenix managed to keep a good pace of apartment construction these past recent months, but it didn’t manage to ease demand for renting in Phoenix. In fact, while the occupancy rate dropped slightly, more tenants decided to stay put, locking in some of the desirable apartments.
Here are the details from the Rental Competitiveness Report in peak moving season:
• This peak season, each vacant apartment in Phoenix attracts 8 competing applicants, the same number as last summer. However, renters now have three extra days to submit their applications, as it takes 43 days for a unit to get filled.
• The occupancy rate dropped by 0.6%, and renters have now 8% of stock to choose from.
• On the other hand, 57.7% of apartment dwellers renewed their leases, up from 57.1% this time last year.
• Phoenix’s 1.7% increase in construction recently is the fourth biggest growth among the nation’s large markets. The metro even outdone itself, last year the increase reached 1.64%.
