Life & Business Update from Kevin and Sabrina
Hi friends!
July is here, and we’ve got a lot going on—both personally and professionally!
Sabrina just returned from a beautiful family vacation in Hawaii, recharged and ready to dive back into real estate.

Kevin is heading out to New Jersey this month for a cousin reunion and some quality family time. One of the great things about working as a team is that while one of us travels, the other is here locally, boots on the ground and fully available for our clients.

Who’s really winning in Arizona’s buyer’s market? Why sellers still have the edge
The number of residential home sales rose for the second month in a row. Year-over-year closed home deals for the Metro Phoenix housing market increased 4.1% compared to the first four months of 2024.
“With all the questions about the economy, it’s reassuring to see closings rise again,” said Christy Walker, board president of Phoenix REALTORS®. “New listings are also up again, which gives us a diverse range of prices for homebuyers.”
New home builders have enjoyed a historic advantage over existing home resellers due to low housing inventory and low rates. From mid-2020 through early 2024, resale inventory was limited, but demand to move into the Valley was high. Often, buyers had to rely on new home builders to satisfy this demand and provide homes for these prospective buyers. Then at the beginning of 2025, housing inventory began to rapidly rise in Arizona, saturating the market. Homeowners who purchased when builders were rapidly meeting buyer demand were (and are still) looking to sell their former homes.
We’re approaching pre-pandemic inventory levels again, which means buyers have more options, sellers are facing longer listing times, and the market is moving toward balance. Builders are responding quickly with headline-grabbing perks. But these offerings come with fine print that buyers – and resellers – shouldn’t overlook.
Homebuilders have long enjoyed the benefit of scale, working with preferred lenders, contractors, and suppliers to offer packages that resale sellers typically can’t match. Some of their most common incentives include:

Metro Phoenix residential real estate sales buck national trends

reater Phoenix broke from the national trends in residential real estate performance as single-family home sales outperformed those nationwide, according to Phoenix REALTORS® data.
Across the United States, in year-to-date comparisons with 2024, the National Association of REALTORS® reports that median home sales prices are down 0.6%, new listings have decreased by 2.2% and pending sales have declined by 31.4%. During the same period in the Phoenix REALTORS’ region, new listings increased by 13.2%, pending sales decreased modestly by 5%, and the median sales price rose by 1.3%.
“Once again, we faced a challenging month for home sales, but we’re bucking the national trends,” said Christy Walker, board president of Phoenix REALTORS. “Houses are taking longer to sell, but there are buyers in the market and a good selection of homes for sale.”
Although pending sales dipped in year-to-date comparisons with 2024, nearly 25,800 homes have gone under contract this year. The number of closed sales increased 2.2% over last year’s seasonal total to 26,675 so far this year.
The number of new listings has some calling this a “buyer’s market.” New listings climbed to a year-to-date total of almost 42,000 homes, although the number of listings in May dropped 2.2% compared to 2024. Those 7,460 homes newly listed in May sit close to the monthly average of the last 10 years. In comparison, May 2022 saw nearly 12,000 new listings hit the market, the highest level since 2010.
