According to our latest Maricopa County Market Report, the market continues to show positive momentum. Sold listings increased 9.3% year over year, while the average sales price increased 5.77% and the median sales price rose 1.98%, demonstrating that well-priced homes continue to attract buyers despite today’s interest rate environment.
Throughout Arizona, buyers are becoming more strategic, taking advantage of builder incentives, negotiating opportunities, and financing options. New Community Spotlight: Saddleback
One of the most exciting developments in the West Valley is the opening of the first phase of Saddleback, a new 5,300-acre master-planned community in northwest Peoria. The first village, Saltbrush, has officially opened its model homes, with Taylor Morrison and Lennar welcoming prospective buyers. One of the most rewarding parts of our job is helping buyers achieve the dream of homeownership. This month, we’re excited to share that we helped another first-time homebuyer get under contract on a brand-new construction home in Maricopa, Arizona.

Back-to-School Season & Team Updates
August always feels like a fresh start. While the calendar doesn’t officially say it’s a new year, it certainly feels that way for many families as children head back to school and routines begin to settle back in.
Our household is no exception! We’re getting ready to send both of our kids back to school—our son is starting 10th grade, and our daughter is heading into 7th grade. It’s hard to believe how quickly they’re growing up. Between school shopping, organizing schedules, and getting back into a routine, we’re right there with so many other Arizona families preparing for another school year.
Whether you’re packing lunches, helping a child move into a dorm, celebrating a first day of kindergarten, or simply enjoying a little more quiet around the house, we hope everyone has a fantastic start to the new school year.
This month is also special for us because my husband and I are celebrating our 9th wedding anniversary. Time really does fly!
Kevin has also been busy completing a full remodel of both of his bathrooms, and they turned out amazing. Home improvement projects are always exciting to see come together, and they’re a great reminder that thoughtful updates can enhance both the enjoyment and value of a home.

Sellers cut home prices as housing market cools
The housing market is settling into its expected summer slowdown, with sellers increasingly adjusting prices as they cut home prices while buyer demand continues to hold up, according to the Realtor.com® July 2026 Monthly Housing Trends Report released today.
The national median list price was $428,950 in July, essentially unchanged from June but down 2.4% from a year ago — the ninth consecutive month of annual price declines. At the same time, the share of listings with a price reduction rose to 20.0%, just 0.6 percentage points below last July after running nearly two percentage points below year-ago levels throughout the spring. Pending sales increased 1.3% year over year, extending their growth streak to eight months, though momentum has slowed from 4.1% in May and 3.7% in June.
