Life & Business Update from Kevin and Sabrina

 

Hi friends!

September is here, and we’ve got a lot going on—both personally and professionally! 

Sabrina is fully settled into her new home and kids are in full school mode. Looking forward to the cooler temps ahead and the fall vibes.

Kevin is taking a trip to California to see his newly married daughter and son in law. He will also be celebrating his birthday and wedding anniversary!

Both Sabrina and Kevin have gotten great family time over the summer and are excited to continue doing what we both love…Helping clients buy and sell homes!

On the business side, we’re staying active!  Our  out  of  state  buyers  are  closing  on  their  home  on  Sept  9  and  bought  all  the  furniture  and  decor!  We  have  a  beautiful  listing  in  NW  Peoria.  We  also  have  some  exciting  team  updates  that  we  will  be  sharing  soon!

Vestar secures approval for 90-acre Laveen Towne Center

Following the approval from the Village Planning Committee, Vestar, one of the largest privately held retail real estate companies in the western United States, announced today that they are moving forward with plans to develop one of its newest projects — Laveen Towne Center. The open-air shopping center will sit on a 90-acre site in the heart of Laveen, a rapidly growing community in southwest Phoenix.

Set to break ground in the summer of 2026, with the grand opening targeted for winter 2027, Laveen Towne Center will bring a mix of best-in-class shopping, dining and entertainment to Laveen.

“We’re incredibly excited to bring this long-awaited project to the Laveen community,” said David Larcher, President and CEO of Vestar. “Our goal is to create places that become the fabric of the communities we serve, where people gather, connect and make memories.”

Vestar is committed to preserving the character and charm of Laveen through the project’s design and programming. The development will reuse existing materials and features found onsite, including from the Hudson Farmhouse, and informational plaques will inform visitors about the site and Laveen’s history. Building architecture will be reflective of Laveen’s agrarian heritage, and a landscaped community space named the Laveen Village Green will host seasonal events, outdoor entertainment and public gatherings throughout the year.

Other features of the center include shaded storefronts, pedestrian walkways and major roadway improvements to Dobbins Road and 59th Avenue, including full-width, city-standard streets.

PHOENIX METRO MARKET UPDATES & EVENTS

 

Phoenix construction market holds steady with targeted growth

The Phoenix construction market is seeing targeted growth across industrial, retail, healthcare and office improvements, as developers adapt to shifting demand and new tariff pressures, according to LGE Design Build’s newly released Q3 2025 Construction Delivery Outlook.

“Phoenix’s construction market remains active, but developers are moving forward with a sharper focus,” said Blake Wells, vice president of preconstruction at LGE Design Build. “With new tariffs and duties on the horizon, the pressure on budgets and schedules is real. Teams that plan strategically and coordinate early across projects will be best positioned for success through the rest of 2025.”

Key insights from the quarterly report include:

Phoenix Market Demand

Phoenix’s construction market in Q3 2025 shows targeted activity across industrial, retail, healthcare and office sectors, with developers responding to long-term growth patterns rather than short-term speculation.

  • Industrial construction remains active with 2.2 million square feet delivered and a robust 11.6 million square feet still under construction, though developers are shifting away from oversupplied fringe submarkets toward infill and logistics-adjacent sites.
  • In the office sector, ground-up development is largely paused, but construction remains steady in the form of tenant improvements and repositioning projects, especially in high-demand areas like Tempe and Scottsdale, where sublease availability dropped to the lowest level since 2022.
  • Healthcare construction is increasing modestly, with activity focused on off-campus outpatient facilities and smaller-scale medical office buildings embedded in retail corridors.
  • Retail and mixed-use construction is gaining steam in the East and West Valleys, supported by population growth and tenant demand—over 1.24 million square feet is currently underway, much of it in high-growth communities like Gilbert, Queen Creek and Buckeye, where service-based and convenience retail are driving new development.
